Is It a Good Time to Buy a House in Utah Right Now? What the Cedar City Numbers Say
By Scott Jolley, Realtor, Scott Jolley Team | Fathom Realty, Cedar City, Utah. Published October 23, 2026.
Short answer: Utah home prices are holding steady, not dropping. The statewide median sale price was $530,000 in September 2026, up 1.9% from a year ago, and Iron County's median was $399,450, up 3.8%. What has changed is negotiating room: Iron County now has 6.2 months of inventory, so buyers in Cedar City have more choices and more room to negotiate than they've had in years.
As a Realtor in Cedar City, I get asked "Is now a good time?" more than any other question. My honest answer is that the market doesn't decide that for you. Your budget, your job and how long you plan to stay decide it. What I can do is show you what the numbers actually say, so you're deciding with facts instead of headlines.
Is it a good time to buy a house in Utah right now?
For a buyer with stable income who plans to stay at least five years, fall 2026 is a workable time to buy in Iron County, mostly because buyers have more negotiating power than they did a few years ago. Here is what changed between September 2025 and September 2026 in Iron County, according to the Utah Association of REALTORS:
- Homes for sale: 646, up 15.8% from 558
- Months of supply: 6.2, up from 5.6
- New listings: 160, up 11.1%
- Closed sales: 91, down 28.3% from 127
- Days on market: 53, down from 66
- Percent of original list price received: 95.8%
More listings and fewer closings mean sellers are competing for buyers. On a $400,000 list price, 95.8% works out to about $383,200, so a typical sale is closing roughly $16,800 under the original asking price.
Are home prices in Utah dropping?
No, not statewide, though a few areas have softened. The Federal Housing Finance Agency's house price index shows Utah prices up 1.06% over the year ending in the second quarter of 2026, which ranked Utah 39th among the states. That is flat, not falling.
| Area (UAR, September 2026) | Median Sept 2025 | Median Sept 2026 | Change | Median YTD 2026 |
|---|---|---|---|---|
| State of Utah | $520,000 | $530,000 | +1.9% | $525,000 |
| Iron County | $385,000 | $399,450 | +3.8% | $415,500 |
| Washington County | $518,000 | $499,495 | -3.6% | $524,900 |
Washington County's September dip is worth watching, but its year-to-date median is essentially unchanged. One month of data in a smaller county can swing, so I put more weight on the year-to-date numbers.
What is the median house price in Utah?
The median sale price for the whole state was $530,000 in September 2026 and $525,000 for the year to date. In Iron County, the September median was $399,450, which means the typical home in Cedar City, Enoch and Parowan costs about $130,000 less than the statewide median. The full local breakdown is in my September 2026 Iron County market update.
How much have higher rates changed the payment?
The bigger story this year is the rate, not the price. Freddie Mac's average 30-year fixed rate was 7.40% for the week of October 15, 2026, up from 6.27% a year earlier. Having worked in mortgage lending before real estate, this is the number I watch most closely, because it moves the monthly payment more than a small price change does.
Here's the math on a median-priced Iron County home with 20% down ($319,560 loan):
- At 6.27%, principal and interest is about $1,972 a month
- At 7.40%, it's about $2,213 a month, roughly $241 more
- To get the same $1,972 payment at 7.40%, the price would have to drop to about $356,000, a cut of roughly $43,500
That's why I tell buyers to negotiate on terms, not just price. With 6.2 months of supply, asking a seller to pay for a rate buydown or closing costs is a reasonable request in this market. If you want to see how that payment lines up with your income, start with how much income you need to buy a home in Cedar City.
Why should I buy a house instead of waiting?
You should buy when the payment fits your budget and you plan to stay long enough to absorb the costs of buying and selling, not because of a prediction. A few honest points on both sides:
- For buying now: more inventory to choose from, sellers more open to concessions, and a fixed payment that won't rise with rent. Iron County prices still rose 3.8% over the past year even with more homes on the market.
- For waiting: if your job is uncertain, your savings would be drained by closing, or you may move within two or three years, renting a bit longer can be the smarter call.
- If rates fall: refinancing is possible later, but it costs money and isn't promised. Buy a payment you can live with today.
How do you buy a house in Utah in this market?
Here is the order I walk my buyers through:
- Get a full pre-approval (not a quick estimate) and ask the lender to show the payment at today's rate.
- Decide your maximum monthly payment, including taxes and insurance, before you look at a single house.
- Look at days on market and price history on every home you like. A home that has sat longer than the county's current 53-day average usually has more room to negotiate.
- Ask for seller concessions toward closing costs or a rate buydown when the numbers support it.
- Use the inspection and due diligence period fully. A slower market gives you time to do it right.
- Plan for how you'll use the home over the next five years, not the next five months.
