The short version: Iron County home prices held steady in September 2026, but sales slowed sharply. The median sale price was $399,450, up 3.8% from a year earlier, while closed sales fell 28% to 91 homes, according to the Utah Association of REALTORS. With 30-year mortgage rates averaging 7.40% in mid-October, buyers have more room to negotiate than they did a year ago, and sellers who price right are still selling.

What was the median home price in Iron County in September 2026?

The median sale price in Iron County was $399,450 in September 2026, compared with $385,000 in September 2025, a 3.8% increase. Year to date through September, the median is $415,500, up 3.4% from $401,800 for the same period in 2025.

Monthly medians move around in a county our size because one month can be weighted toward starter homes or toward larger homes. The year-to-date number is the better read on where prices really are.

How many homes sold in Iron County in September 2026?

91 homes closed in September 2026, down from 127 in September 2025, a 28.3% drop. Year to date, closings are essentially flat: 923 in 2026 versus 920 in 2025. In other words, the first part of the year was busier than September, and the fall slowdown came early this year.

How does Iron County compare with Washington County (St. George)?

Washington County's median sale price was $499,495 in September 2026, down 3.6% from $518,000 a year earlier. Iron County prices rose while St. George prices dipped, but the typical Cedar City-area home still costs about $100,000 less than the typical St. George home.

What are mortgage rates doing?

The average 30-year fixed rate was 7.40% for the week of October 15, 2026, and the 15-year averaged 6.71%, according to Freddie Mac's Primary Mortgage Market Survey. On a typical Iron County purchase with 20% down, that puts principal and interest around $2,200 a month before taxes and insurance. What does this mean for buyers?

  • You have more leverage than last fall. Fewer closings usually means homes sit longer, and sellers are more open to concessions.
  • Ask for a rate buydown, not just a price cut. A seller credit used to lower your rate often saves more per month than the same amount off the price.
  • Get pre-approved now. Winter in Cedar City is quieter, and well-prepared buyers often get the best terms of the year between November and February.

What does this mean for sellers?

  • Prices are holding, so equity is intact. The year-to-date median is up 3.4%.
  • Pricing has to be right from day one. With fewer buyers active, an overpriced listing tends to sit, and then sell for less after reductions.
  • Expect to negotiate. Planning for a rate buydown or closing-cost credit up front can keep a deal together.
